Sri Lanka is emerging from a generation of unfortunate political and social turbulence - one that has resulted in the country's development being stymied from realising the tremendous potential the island of Ceylon had at independence in 1948. At the same time the very troubles that have held it back have protected it from untrammelled development.

As the peace process initiated by the SLFP and carried forward by successive governments, takes root and changes the dynamics of the land, what was recently improbable, now becomes excitingly possible. Most recently, in October 2006, the main opposition party, the United National Party, agreed to join the ruling SLFP led by the incumbent President, Mahinda Rajapaksa, on certain key issues - thus creating fertile ground for the peace process to be moved forward.
Apart from the change in the socio-political climate, the island has been blessed by nature with the most extraordinary and varied beauty. From endless palm-fringed beaches to tea-carpeted and mist-enveloped hills, its varied landscape and climate makes it the most bio-diverse island of its size in the world. Combined with nature's bounty is an extremely rich cultural heritage that boasts a number of world heritage sites and many examples of man's early triumphs of civilization.

Equally importantly however, is that Sri Lanka enjoys a regulatory and legal framework that welcomes investment, whether in land or in business. Legislative enactments encourage land to be purchased by non-Sri Lankans by placing them on the same footing as native Sri Lankans. In October 2004 a property tax was reimposed by the government of Sri Lanka on the purchase of land or property by foreign nationals. Many foreigners however, have continued to invest in property having sought the comfort of purchasing companies that own specific plots of land and property. With the latest political development, i.e. the main opposition giving limited support to the ruling party, property developers have reason to be aroused in the hope that the property sector will be given a welcome fillip in the form of a rescinded foreign ownership tax

Why the Tangalle Area?
Tangalle and the South Coast are rapidly rivalling Galle and the South West Coast in popularity. The price of land in the area has risen rapidly in the last few months as investors and foreigners looking for a second home have discovered the pristine and secluded bays in the area.

The Jetset capital of Sri Lanka:

Some brokers in the area are promoting Tangalle as the 'jet set' capital of the country and wax lyrical about soon being able to fly in to your villa by sea plane, as do clients coming to stay at the fabulously appointed Aman Wella Hotel in Tangalle. Sri Lankan Airlines, Deccan Aviation and other charter operators offer flights into the area using helicopters and fixed wing aircraft.

The hometown of the incumbent President, Mahinda Rajapaksa, it is the first time that Sri Lanka has been led by a southerner. Historically every leader of the country develops his or her own area and this district is no different. Under their very own Mahinda Rajapaksa, the southerners of Sri Lanka face an exciting array of infrastructure development work: an international airport at Wirawila, a major (USD 800 Million) sea port with off shore bunkering facilities at Hambantota, the Southern Expressway from Colombo to Matara (nearly completed) a railway link that will extend the Colombo - Matara track right up to Kataragama stopping at Wirawila Airport, a USD 100 Million recreation, leisure and upmarket housing complex in Hambantota, a fully fledged motor racing track at Tissamaharama as well as facilities like electricity, water and roadworks indicate a hive of activity in the Tangalle, Hambantota areas of the South. All this means that property prices are on the up and up and that Tangalle due to its naturally better beaches and calmer seas around it, is soon set to overtake the beach resorts of Negombo and Bentota and Hikkaduwa. It is a matter of time before Tangalle will be the place of choice for international and local holidaymakers. The knock on effect on property prices is easier to grasp!
Simply put, there is no denying the area has some of the most beautiful and secluded bays in Sri Lanka.
